ESG-ready buildings

We can equip a building with everything that goes with ESG and green-building trends. SPACE access control and automation work together with microgrid management platforms and save energy whatever the building’s operating model and the space around it.

One building, one platform

Energy is generated, stored and used on site. The energy management platform plans when it flows, and SPACE tells it which parts of the building are actually in use.

Energy management and microgrid control run on an integrated partner platform, connected to SPACE through standard interfaces. We select and configure it for each project.

Energy generation: PV and BIPV

Solar modules on the roof, building-integrated PV (BIPV) in the façade and solar carports over the car park. The façade stops being just cladding and starts producing energy for the building.

Free BIPV façade adaptation: architects can send us façade elevations or CAD/CAM files. Our engineers, together with our manufacturing partners, turn them into a BIPV-ready façade proposal at no cost.

Energy storage

Risen iCon and eFlex battery systems store surplus solar energy and release it when the building needs it most. They reduce peak demand from the grid and, in a system designed for it, can keep selected circuits running during a grid outage.

EV charging

SPACE EV AC and DC chargers for guests, tenants and fleets. Charging is scheduled around the building’s load and solar production, so new charging points do not automatically mean a bigger grid connection.

SPACE video intercom system: door station and indoor monitors

Access control and intercoms

Video intercoms, door stations, biometric terminals and smart locks control who enters the building, each floor and each room. Every entry is also a signal for the building: this space is now in use.

Automation and sensors

Presence, door and multi-sensors, together with controllers, tell the system which rooms are occupied and help switch lighting, heating and cooling to economy mode when nobody is there.

Payments at the point of use

Payment terminals at chargers, kiosks, gates and car parks. Guests and visitors pay for charging, parking or access on the spot, so services in and around the building can run without staff on site.

How access control saves energy

The building already knows who came in and where they went. We use that knowledge to stop heating, cooling and lighting empty space.

Occupancy from access events

Entries, exits, hotel check-ins and room keys show which floors, offices and rooms are in use right now.

Economy mode for empty zones

When a zone is empty, heating, cooling and lighting go to setback. When the first person badges in, comfort mode returns.

Ready before arrival

A booked hotel room or meeting room can be heated or cooled shortly before the guest arrives, instead of all day.

Charging and storage on schedule

EV charging and battery storage are scheduled around building load and solar production, using self-generated or cheaper energy first.

Peak shaving

At peak times the storage system covers part of the demand and charging power is limited, which lowers the power drawn from the grid.

Savings you can measure

Access events and meter readings are logged, so savings can be measured, not just estimated.

Works for any operating model

Offices

Single or multi-tenant: floors and tenant areas follow badge-ins, and with sub-metering each tenant sees its own consumption.

Hotels

Rooms switch to economy mode when the guest leaves or the room is not sold.

Residential

Common areas, entrances and car parks run on actual use.

Mixed-use

Different hours and different users in one building, with one set of rules.

Retail

Stores and back-of-house follow opening hours and staff access.

Public buildings

Offices, schools and halls are heated and lit only when they are booked or in use.

Around the building

Car parks, gates, barriers and outdoor chargers work in the same system.

According to a study on the impact of the EPBD’s building automation and control measures, prepared by Waide Strategic Efficiency for eu.bac and published on the European Commission’s BUILD UP portal, full implementation of those measures would save 14% of total building primary energy consumption in the EU by 2038. Actual savings in a given building depend on its systems, use and climate.

What the building gains for ESG

Measured data instead of estimates, and a technical scope that maps onto current EU requirements.

Energy and occupancy data

Consumption, production, storage and occupancy in one data set, ready for ESG reporting and energy audits.

Metering by tenant and zone

Sub-meters and MID-metered chargers make it possible to allocate energy to tenants, zones and services.

EPBD requirements

Directive (EU) 2024/1275 sets requirements for solar energy on new and renovated buildings (Article 10), building automation and control systems in larger non-residential buildings (Article 13) and recharging points in car parks (Article 14). Our scope covers all three areas.

Building automation thresholds

Under the EPBD, non-residential buildings with heating or air-conditioning systems above 290 kW were to have building automation and control systems by the end of 2024, where technically and economically feasible. From the end of 2029 the threshold falls to 70 kW.

Renovation finance

Under the EU Taxonomy, a building renovation qualifies when it cuts primary energy demand by at least 30% or meets the requirements for a major renovation. Measured data helps to document this.

Green-building certification

The system supports data collection for certification schemes such as BREEAM, LEED or WELL. The certificate itself is awarded to the building by the scheme operator.

Not only new buildings

Many buildings that are far from old run on a patchwork of systems from different vendors: access control from one supplier, intercoms from another, separate meters and separate car-park software. We modernise such buildings by moving them step by step onto one SPACE platform, while the building stays in use.

A typical path: a review of the existing systems, a trial on one floor or one façade, then a rollout across the building. The façade can be part of the same project.

Free BIPV façade adaptation: architects and owners can send us façade elevations or CAD/CAM files. Our engineers, together with our manufacturing partners, turn them into a BIPV-ready façade proposal free of charge.
